What the homes are like.
Farmington Station was built as a single-family, starter-to-move-up neighborhood. Most homes are one-level brick or brick-and-siding plans with an attached two-car garage, three bedrooms, two baths, a living room with a fireplace, and a fenced or wooded back yard. Lots are larger than you might expect for the price point; half-acre lots show up on Ashton Way, and many back up to trees rather than another house.
The phases matter when you compare homes. Part One and Part Two (Ashton Way, Ashton Drive, Fairview) date to about 2004 to 2006. Part Four and Part Five (Spring Hill Point, Mason Court, Oakleigh Place, Jordan Drive) followed in the late 2000s. Austin Circle, the largest single street at about 63 lots, was built around 2011 and 2012. Part Six (Huntington Drive, Bedford, Suffolk Cove) brought the larger homes. Two homes with the same square footage can be six or seven years apart in age, which changes what you should expect from the roof, HVAC and water heater.
The homeowners association.
Every owner in Farmington Station is a member of the Farmington Station HOA, legally recorded as Ashton Heights of Farmington Station. Homeowners took the association over from the developer in January 2009 and elect a volunteer board. Since 2012 the day-to-day work, including dues, covenant enforcement and violation notices, has been handled by Home-Land Neighborhood Management, LLC in Flowood, (601) 326-7325. The HOA's main job is covenant enforcement; it also runs a yard-of-the-month program and keeps the recorded covenants for each phase, the bylaws and the plats in a document library on its website. The entrance sign calls Farmington Station "A Covenant Community," which is a fair description of how the neighborhood is run.
Covenants the HOA says it enforces most often:
- Rentals are restricted. The covenants require owner occupancy. Leasing is allowed only in narrow cases and only after a waiting period tied to when the home was permitted and inspected; leases cannot exceed one year, a copy must be filed with the association, and a rented home pays double dues. If you are buying as an investor, read Covenant 2B and the 2012 rental amendment before you write an offer.
- Parking. No overnight parking anywhere but the driveway or garage; guests may park on the street temporarily. No parking on sidewalks or yards.
- Boats and trailers. Not allowed in the street, yard or driveway. A boat may be kept only behind an approved fence where it is not visible from any street or lot.
- Yard upkeep. Owners must mow and maintain their lot. If they do not, the HOA's landscape contractor will, and the owner is billed.
- Exterior changes and outbuildings go through the Architectural Review Committee before work starts.
Violations escalate from a seven-day warning letter to specific assessments of $25, then $50, then $100 per day until the problem is corrected, with a hearing process before the board.
What this means for you:
- Buyers: Ask for the recorded covenants and the current dues statement before you write an offer, and confirm there are no open violations on the property. If you plan to rent the home out, assume you cannot unless the HOA confirms otherwise in writing.
- Sellers: Clear any open violation notices before listing. A clean HOA status letter removes a common closing-week surprise.
Getting around.
Farmington Station's entrance is on Old Fannin Road, which connects south to Lakeland Drive (MS-25) and the Flowood retail corridor, and north toward Spillway Road and the Reservoir. Grocery, medical and everyday shopping are concentrated along Lakeland Drive and in Flowood; the Dogwood area is the closest major retail center. If you work in Flowood or along Lakeland Drive, this is one of the shorter commutes in the Brandon ZIP codes. Drive your own routes at the times you would normally travel before you decide.
For recreation, the Ross Barnett Reservoir is the draw: boat launches, fishing, the Spillway, and the multiuse trail along the water. Brandon's city parks and the Amphitheater are to the south.
Buying in Farmington Station.
Inventory turns over steadily, with a handful of homes listed at any time, and well-kept three-bedroom homes in the $260,000 to $290,000 range have been going under contract quickly in 2026. A few things Dr. Zakk looks at on every Farmington Station showing:
- Age of the roof and HVAC relative to the phase. The 2004 to 2006 homes are at the point where original roofs and systems are being replaced.
- Lot and drainage. Many lots slope to a wooded back line. Walk the back yard after rain if you can.
- HOA status. Request the covenants, dues statement and any violation history during inspection.
- Comparable sales within the same phase, not just the neighborhood, because the phases price differently.

Selling in Farmington Station.
Farmington Station buyers are usually comparing three or four similar homes within the neighborhood, so condition and presentation decide the price. Recent sellers who refreshed paint and flooring and cleared HOA issues before listing have priced at the top of the range. Dr. Zakk will pull the sold comparables for your phase, walk the house with you, and give you a written price opinion. Request a Farmington Station home valuation.
